WHAT DOES A PRE-PURCHASE HOUSE INSPECTION REPORT CONTAIN?
While the format and overall contents of the specific report will depend entirely on the type of property. While we will employ our own style and content in our report – we conduct your pre-purchase house inspection in accordance with Australian Standard 4349.1-2007.
The standard covers the necessary requirements and blanket satisfactory criteria to be assessed throughout the process.
Your House Maintenance Inspector will assess:

Are There Extenuating Circumstances That Can Impede or Impact the Report?
There are always some extenuating circumstances that can impact the overall result of the report. For instance, poor weather on the day of the pre-purchase house inspection can restrict access to certain areas of the home. There is always a chance that the previous owners have deliberately covered up an issue or found a way to circumvent initial sweeps. We are rather adept at identifying these ‘quick-fixes’ however.
Can I Use the Report For Insurance/Warranty Purposes?
According to the Department of Fair Trading a standard pre-purchase house inspection report is not advisable to use as a certificate of compliance for insurance or warranty purposes. We do offer advice on aspects that require attention, however a full and comprehensive cost estimate is usually found with our Special-Condition Report.
Can I Negotiate the Price After Your Pre-Purchase House Inspection Report?
